Manufactured homes

Quality, factory-built homes at a price that makes sense.

Manufactured homes are built to a uniform federal HUD code in a controlled factory, then delivered on a steel chassis and set on your foundation. They're the most affordable way to put a brand-new, factory-warrantied home on your land, and most of our buyers go this route.

The basics

What makes a home “manufactured”?

A manufactured home is built entirely indoors in a factory, in sections, and trucked to your site. Unlike a site-built home, it never gets weathered during construction, and the build schedule isn't held up by rain, wind, or sub-zero days, which matters in Minnesota.

Manufactured homes are built to the federal HUD code, a national construction standard that covers structure, plumbing, electrical, energy efficiency, and fire safety. Every home gets a red HUD certification tag confirming it was built and inspected to that code.

They're available in three sizes:

  • Single-wide: one section, narrow floor plan; great for tight lots and tight budgets.
  • Double-wide: two sections joined on-site; the most popular size, with the layout flexibility of a small house.
  • Triple-wide: three sections; full-size kitchens, large bedrooms, often more square footage than a comparable site-built home.

Side by side

Manufactured vs. modular: the short version.

Manufactured

Built to HUD code · steel chassis stays under the home

  • More affordable than modular or site-built
  • Faster turnaround, usually weeks, not months
  • Single-, double-, or triple-wide
  • Financed as a manufactured-home loan
  • Can sit on a permanent or pier foundation

Modular

Built to local code · no chassis, set on foundation

  • Indistinguishable from site-built once finished
  • Treated like a site-built home by banks
  • Can be two stories; any layout you want
  • Best for full basements + permanent foundations
  • Most of our floor plans are orderable as modular

A note: most of our floor plans can be ordered as either. If you're not sure which makes sense, stop into a lot and we'll talk it through.

Common questions

Manufactured-home questions we get a lot.

Is “manufactured” the same as “mobile home”?

“Mobile home” is the old name. The industry switched to “manufactured home” in 1976 when HUD code took effect. The construction is far more rigorous now than what most people picture when they hear “trailer.”

Can it sit on a basement?

Some manufactured homes can be installed over a basement or crawl space, depending on the model and site. If a full basement is non-negotiable, a modular is usually a better fit. Ask us and we'll point you the right direction.

Is delivery and setup really included?

Yes. Pricing on every home includes sales tax, delivery within 75 miles of the lot, and on-foundation setup. Outside that radius, we quote delivery separately.

How long until I'm moved in?

If we have the home you want on the lot, you can often be in within a few weeks of signing. Custom-ordered homes typically run 8–14 weeks from order to delivery.
