Manufactured homes
Manufactured homes are built to a uniform federal HUD code in a controlled factory, then delivered on a steel chassis and set on your foundation. They're the most affordable way to put a brand-new, factory-warrantied home on your land, and most of our buyers go this route.
The basics
A manufactured home is built entirely indoors in a factory, in sections, and trucked to your site. Unlike a site-built home, it never gets weathered during construction, and the build schedule isn't held up by rain, wind, or sub-zero days, which matters in Minnesota.
Manufactured homes are built to the federal HUD code, a national construction standard that covers structure, plumbing, electrical, energy efficiency, and fire safety. Every home gets a red HUD certification tag confirming it was built and inspected to that code.

Common questions
“Mobile home” is the old name. The industry switched to “manufactured home” in 1976 when HUD code took effect. The construction is far more rigorous now than what most people picture when they hear “trailer.”
Some manufactured homes can be installed over a basement or crawl space, depending on the model and site. If a full basement is non-negotiable, a modular is usually a better fit. Ask us and we'll point you the right direction.
Yes. Pricing on every home includes sales tax, delivery within 75 miles of the lot, and on-foundation setup. Outside that radius, we quote delivery separately.
If we have the home you want on the lot, you can often be in within a few weeks of signing. Custom-ordered homes typically run 8–14 weeks from order to delivery.
